The black streaks on a Florida roof are algae, and it spreads fast in our humidity. Left alone it holds moisture against the shingles, shortens the roof’s life, and makes the whole house look older than it is. HOAs send letters about it, too.
No pressure on the roof, ever
A pressure washer has no business on a roof. High pressure strips the protective granules off asphalt shingles, cracks tile, and drives water under the roofing. We soft wash instead: a low-pressure application of a cleaning solution that kills the algae, lichen, and moss, followed by a gentle rinse. Nothing gets scrubbed or blasted. The growth dies and washes away.
Roofs we clean
- Asphalt and architectural shingle
- Barrel and flat concrete tile
- Metal roofing, standing seam and screw-down
- Church, HOA, and commercial roofs
A typical two-story roof, about 2,100 square feet, takes around an hour and a half.
Protecting what is under the roof
Runoff from a roof wash lands on plants, walls, and sometimes the pool. We pre-wet the landscaping, keep a hose on the beds while we work, and rinse everything again at the end. We flush the gutters so the solution doesn’t sit in them.
Three-year roof guarantee
If algae comes back within three years of your cleaning date, call us and we come back and re-clean the roof free. It applies to any roof we clean. It does not cover:
- Storm and physical damage. Hurricanes, severe wind, falling branches, or other damage to the shingles.
- Stains that are not algae. Rust, heavy soot, industrial fallout, or paint.
- Environmental overload. Excessive shade, lack of sunlight, or heavy, unmanaged buildup of wet leaves and tree debris.
Pairing it with a house wash
Most customers book the roof and the house washing together. The crew is already set up with the ladders out, and the house gets a final rinse after the roof is done.
